Under the Regulatory Reform (Fire Safety) Order 2005, the Responsible Person must ensure fire alarms, extinguishers and emergency lighting are suitably maintained — not simply installed once and forgotten. Systems are expected to follow the relevant British Standards (BS 5839 for alarms, BS 5306 for extinguishers, BS 5266 for emergency lighting), with records kept to demonstrate ongoing compliance.
